The overall masterplan covers 1.48 hectares in Paddington Basin, on the site of the former North Westminster Community School, within the City of Westminster. Subject to consent, Site 1 is due to start on site in 2013, with completion expected in 2015.
The first phase will include the widening and public realm improvement of Hermitage Street for two way traffic and the development of a number of buildings ranging between 11 and 15 storeys in height. This will consist predominantly of residential accommodation, as well as 1,250 sq.m of community space, 560 sq.m of retail space and a gym. Public realm and open space is integrated into the design and will comprise soft green spaces broken up by hard landscaping, play areas, seating areas and open grassland. Private amenity space for residents will include balconies and roof terraces. The residential units will be designed to meet Code for Sustainable Homes Level 4 and other uses will be rated BREEAM excellent.
