Triton Systems shields showroom basement conversion

The renovation and conversion of a former workshop and car storage facility, into a stylish basement space as part of a high-spec residential property, is making extensive use of fully compatible products from the range of Triton Systems.

The work to remodel the one-time purpose-built motor garage and independent car dealership at Lytham St. Annes in Lancashire is being led by Elite Basements Ltd., whose highly experienced team of ground-workers, joiners and other tradespeople are reconfiguring the upper floors as well as transforming half the old undercroft into habitable space.

In doing so the Preston-based specialist is employing Triton’s anti-lime coating to treat the newly laid basement slab, followed by a layer of the manufacturer’s TM20 profiled membrane to remove water to the floor perimeter, where it is conducted to a sump using Aqua Channel. This PVC-U profile also takes run-off from the Triton Platon P8 lining the basement walls, with a pair of Triton’s 240 volt Aqua Pump Pro Plus units and 24v battery back-up, ready to remove the water to mains drainage.

Elite Basement’s founder and technical expert, Aidan Vallely, explained some of the project’s challenges saying:

“With a floor plan area of 380m² at basement level, along with 380m² on the ground floor and the addition of a first floor of approximately 160m², giving a total of 730m² living accommodation with a 190m² garage this former commercial property is one of the largest and most complex contracts we’ve undertaken in a long time – where what was a very basic workshop and garage space, with a mainly tarmac floor, is being repurposed for a client who is also the architect. We began the dig out in November (2022) – removing 180 tonnes of material and installing the mains drainage – before laying 120mm of concrete over a DPM.”

“We’ve built the business up over many years covering mainly domestic projects in the North-West and always carrying out the full job including the fit out. In this instance, this includes our joiners erecting new partitions to create new rooms on the upper floors, as well as dividing the basement into a new garage and the living accommodation, which required different floor build-ups.”

“The garage is getting another 100mm of concrete on top of the TM20 while the habitable half has been laid with 50mm of insulation, underfloor heating pipes and an anhydrite screed.”

In addition to installing insulated dry-lining throughout the basement, Elite’s operatives have carried out structural repairs and applied red oxide paint with an airless sprayer to all of the original steel columns and beams after they were shotblasted by others. These beams and posts support the ground floor slab/block and beam floor above.

Triton Shield – a formable tape product – was stretched around the bottom end to form a waterproof and vapour proof barrier.

Aiden Vallely concluded:
