MHA London has today announced that planning permission has been granted for Elthorne Works. This exemplar development is a co-location scheme situated on Trumpers Way, Hanwell, in the bustling and increasingly popular borough of Ealing in West London.
Designed by award-winning Patel Taylor Architects, the redevelopment of this long underutilised industrial site is now set to provide extensive modern, light and flexible workspace, together with much needed quality private and affordable housing available for both sale and rent, comprising of 205 apartments in three buildings above a podium of eight townhouses. The beautifully designed apartments will have views across Elthorne Park and landscaped gardens, and each townhouse will have access to both private and communal amenity space.
Elthorne Works has been sensitively designed to reflect the industrial heritage of the site whilst embracing the adjacent green space of the neighbouring park. The innovative design of this co-location scheme creatively combines attractive quality residential and commercial use on one site; this is a relatively new and exciting concept which offers a unique sense of community. The modern industrial units on the ground floor will preserve and enhance local employment opportunities, whilst also providing a flexible commercial space which can be easily adapted to suit individual occupier requirements.
Crossrail Arrival: A key strength of the development is that the imminent arrival of Crossrail will transform the lives of West London commuters, bringing immeasurable benefits to people living and working in the area, with a significant reduction to journey times for those commuting across London. The modern, super-fast commuter service stretching from Reading in Berkshire, through Central London to Greenwich in the East, will offer superb connectivity, and will stop at the local station, Hanwell, directly benefitting those living and working at Elthorne Works – journey times between Hanwell and Bond Street will be cut from 32 minutes to just 17 minutes.
Following a series of public consultation exhibitions, MHA’s respect for the local community and appreciation of the planners’ vision for the area ensured planning permission was granted for this prestigious mixed-use development which seeks to provide a lasting positive contribution to the area.
Hossein Abedinzadeh, Founder of MHA London commented: “I am delighted that we have been granted planning permission for this exemplar development which will provide benefits to the local community with much-needed homes, flexible workspace and new employment opportunities, in addition to enhanced public realm, car parking and cycle spaces. I am immensely proud of this project which has not forgotten the site’s industrial past. It is important to us that all our projects are not only commercially successful but provide a positive contribution to the neighbourhood.”
Andrew White, Head of Residential at Colliers International added: “In London where land space is a premium, mixed-use developments like this one are essential in providing a range of property uses which can fit local need. Elthorne Works will provide good quality housing, while still retaining the area’s ability to provide local employment and capitalise on the soon to be opened Elizabeth Line offering fast public transport connections to central and east London.”
