First stages of Epping Town Centre regeneration begin

The first stages of the regeneration of Epping Town Centre have begun with the demolition of the vacant offices behind Epping Forest District Council’s Civic Offices to make way for much needed quality new homes.

The Conder development, which is moments from Epping High Street will provide 45 new homes consisting of 29 apartments and 16 family houses for local residents.

Simon Rutter, Managing Director for Qualis Commercial comments, “This is a significant milestone for Qualis Commercial as we mark the start of work to deliver over 300 new homes, from one-bedroom apartments through to four-bedroom houses, across the district.

“Great emphasis has been placed on the design of this development creating high quality public realm centred around the existing pond which provides an oasis within the heart of the development.”

The development has been designed to ensure it is sustainable and sympathetic to the environment, with extensive landscaping, additional tree planting and 100% electric vehicle charging spaces.

Simon continues, “In conjunction with our contractor Tower demolition we have put in place strict measures to ensure the environment is protected whilst they carry out the work and to help reduce the impact on our neighbours during demolition and development activities.”

As part of these measures, dust, noise, and vibration levels will be monitored to ensure they are within acceptable limits. Furthermore, a traffic management plan will avoid all heavy goods vehicles passing through the high street.

In Epping Qualis Commercial will be delivering 269 new homes, including 68 affordable homes across three residential sites. In addition, a new multi-storey car park at Cottis Lane will start on site in the summer.

Qualis will also make Section 106 contributions to improve local infrastructure of over £3 million which includes contributions to healthcare, education, enhancements to green spaces and other community wide benefits.
