The Building Safety Act have introduced a new regulation system to improve the safety of higher-risk residential buildings. Three gateways have been introduced – Gateway one – planning & design phase, Gateway two – construction phase and Gateway three – completion phase.

These are significant changes, in particular Gateway 2 which demands the Client to submit key information to the Building Safety Regulator (BSR) demonstrating how they are complying with building regulations, and construction cannot commence until approval.

Technical submissions prepared include creative documents comprising BIM & CGIs allowing visual appreciation of the agreed package, combined with product data sheets, test reports and detailed schedules representing the complete doorset & ironmongery package. NBS (Uniclass/CAWS) specification prepared by Aspex’s technical team using NBS Chorus can be easily imported into your project specification.

Golden thread enhanced with apps

Fire doors are strictly manufactured in accordance to the IFCC scheme and unique labels are applied to each doorset to support traceability back to production.

Aspex’s bespoke Q&A app records rich manufacturing insight and all IFCC numbers; this comprehensive report is available to support audit trail – a standard Aspex service.

In addition, Aspex’s Tracker App is powered by RFID tag that records all technical, installation and maintenance information that leverages well into gateway 3 which requires ongoing management plans. This Tracker App works In line with the code of practice for digital management of fire safety information CBS 8644-1).
