One of the UK’s biggest housebuilders is creating a stylish new medium rise development on the outskirts of Bishop’s Stortford five blocks with a total of 174 with one, two and three bedroom apartments located in linked blocks around a landscaped public realm.
Goodsyard is a brownfield site in the South Side Locks area of the popular Hertfordshire market town, offering buyers paying from £257,500 up to £400K, excellent access to local amenities and a convenient 40-minute commute into London Liverpool Street. With sustainability and the environment being a central there to the design along with high build standards, the specification for the sedum roofs which cover three of the buildings includes a layer of 18 mm Magply boards to provide a resilient and fire-resistant deck.
Bellway Homes is leading the build of the four to five storey properties using a mix of direct labour and specialist package contractors, with LJ Carpentry being the joinery company responsible for installing the high performance Magply boards over a 300 mm depth of fire resisting rigid insulation as part of a low energy roof construction. The final covering of sedum and well graded soil over a single layer waterproofing membrane has been formulated to encourage local wildlife and also assist in attenuating rainwater run-off.

Independently certified to offer a range of performance benefits, Magply MOS boards present a fire-safe and environmentally friendly alternative to conventional plywood or OSB products, which normally only offer a Euroclass D or E rating. Importantly the pull-out strength for 18mm Magply is in the range 3.45-4.00 Kn/m².
Due to the increased emphasis on fire safety in residential projects over 18 metres, BBA approved Magply’s attributes are seeing it regularly specified for the sheathing of steel and timber framed structures as well as for pattress boards internally. The different thicknesses of panel are also widely used as a substrate board for the direct application of proprietary render systems, as well as for flooring and flat or pitched roof build-ups.
All of the Magply boards for the Goodsyard project have been supplied through the local branch of Travis Perkin with manufacturer IPP Ltd having a nationwide network of stockists and being able to offer full technical support for varied applications.
