Sheffield City Centre site acquired for major residential development

National multi-sector property developer, Godwin Developments, has announced the acquisition of a one-acre site, located prominently within Sheffield city centre, and unveiled plans to transform it into a major residential BTR (build-to-rent) development.

Located on the corner of Farm Road and Queens Road and just a five-minute walk from Sheffield’s main train station, the scheme will form a significant part of the Sheffield Midland Station and Sheaf Valley Development framework and will comprise of over 300 BTR units. The area, which is the focus of the next phase of the city centre regeneration, will establish Sheffield as a regional and national development hub, with enhanced connectivity delivered by HS2 and the Northern Powerhouse Rail.

Godwin’s city centre development, which is also in close proximity to Sheffield Hallam University as well as local amenities and parks, is expected to create more than 200 temporary jobs during its construction phase, with an additional 30 permanent roles when operational.

Stuart Pratt, group development director for Godwin Developments said:

“We are absolutely delighted to have secured this highly desirable site, situated in the Sheaf Gardens area in Sheffield. It comes just two weeks after we announced plans for another significant project, currently under way in Stafford, that will see the construction of over 300 residential BTR homes in the Midlands.

“The scheme highlights yet again our expanding footprint in the BTR sector and ability to maintain momentum despite current economic challenges. This achievement is a testament to the commitment and professionalism of our team and the support provided by leading legal advisers Irwin Mitchell who assisted us on this transaction.

“While mindful of the present circumstances, as a business we continue to remain focused on the future and plan for the rebound in our industry and the country. We look forward to working closely with local planners, the community and the city council to ensure this scheme provides the best possible opportunities for Sheffield.”

Ben Acheson, partner at Irwin Mitchell, added:

“We are delighted to have supported Godwin Developments in acquiring the site at Farm Road, Sheffield. These are obviously difficult economic times, but this transaction shows there is still a market for quality assets, and it is great to see Godwin Developments showing the confidence to progress with the acquisition. A real good news story in the current climate.”
