Nearly 200 homes to be built near the Olympic Stadium in London

Plans to build 194 new homes at Cooks Road have been given the go ahead by Newham Council this week. Developer Bellway is regenerating the Heron Industrial Estate, south of the Olympic Stadium. Construction work will be carried out in two phases, and is expected to commence later this year.

Planning consent has been granted for a new mixed-use development of 194 homes as well as commercial space, transforming the area to the south of Pudding Mill Lane station. The plans include several six-storey residential buildings and attractive green courtyard spaces to replace the outdated, existing warehouse buildings that will be demolished. Bellway Homes’ Thames Gateway division will also be relocating their divisional head office to the new site.

Cooks Road is currently home to an 80,000ft² industrial estate, which has suffered following years of neglect. Under the approved plans, all of the site’s existing buildings will be demolished, making way for the new homes and modern commercial facilities.

The masterplan designed by Levitt Bernstein puts a focus on green, tree-lined open spaces and pedestrian friendly connections, to create a safe and attractive environment that links well with the surrounding area. The homes will be offered in a wide range of sizes and layouts to suit a variety of residents, and are designed to high standards of quality and efficiency.

The new scheme will also provide over 2,100m² of commercial space that will include improved retail and community uses, including Bellway’s brand new head office. Car parking and associated infrastructure is also part of the planning consent.
